PROSPECTIVE BUYERS

(ANSWERS TO COMMON QUESTIONS)
This is a resident owned 55+ park in which the residents lease a share of the park.  The share price is $24,000 and is paid at the closing of the home and
the share.  We do not offer financing.  You will receive your $24,000 back when you sell.  The prices listed under each home do not include the share
price of $24,000.  If you are interested in any of the home listings, please contact the people listed under each home.  They will be there to show you
around or they will have made other arrangements for someone else to show you.  The office does not get involved in the negotiations of the sale of the
home; that is between buyer and seller.

All sales in the park include the share and the home and cannot be sold separately and the closing on both takes place at the park office providing there
are no unusual circumstances involved with either party.

There are only two people permitted to occupy a home and we do not allow dogs but you may have an indoor cat, fish, turtle, etc.

Your maintenance fee at this time is $120.00 ($125.00 waterfront) per month and covers your water, sewer, lawn and trash; all other utilities are your own
expense.  Cable is provided by two companies, BrightHouse and Knology and you may also install a dish in permitted areas around your home.

You are welcome to have visitors come and stay for a two week visit and they are welcome to use the park facilities including the heated swimming pool.  
Guest tags for the pool are provided at the office for a $2.00 deposit on each which will be returned when the tags are returned.

The home and the share are recorded with the County/State as Real property which means you will receive a property tax bill in November of each year
for the prior year.  If you are curious as to what the range of taxes is on a particular home you may contact the Property Appraiser in Pinellas County,
Florida.  Just be aware that the taxes paid may not be what you will pay as the amount is also based on claimed exemptions.

If you are in the area and decide to visit the park to take a closer look, the office has a bulletin board out front listing all the homes for sale.  Not every
home for sale is listed on the WEB so there are flyers available by the bulleting board, feel free to take one.  If you have found a home that you like, one
of the first things we require before you purchase is that you meet with a committee of residents who always like to meet the prospective buyers and to go
over the
Rules and Regulations (click to see) with you and answer any questions you may have.  There is a Resident Profile form (click to see)
that you have to fill out and return to the office and it is available here on the web for you to print.  The office hours are from 10:00a.m. through 2:00p.m.,
Monday through Friday.  If the office is closed please put the Profile form in the drop box by the door.  The Office Manager will call you to schedule an
appointment.
